The first agent to ring and text gets the viewing
A Zillow or Rightmove enquiry lands with several agents at once. Adoptiv rings it while the buyer is still on the listing, texts from the same number when nobody picks up, and records which portal it came from.
Brokerages, estate agencies, ISA desks and iBuyer teams working inbound enquiries at speed.

Answer, decline or open the record from the bar in the header. Every control for a live call is up there and nowhere else.
Four things that cost you on this kind of floor.
Each answer is a mechanism with its own page, not a promise. Follow any of them if you want to see it working.
A portal enquiry is not yours alone. Zillow, Rightmove and Realtor.com pass the same buyer to several agents, and the one who reaches them first gets the viewing.
An inbound webhook fires as the enquiry lands, so the flow rings your ISA desk and dials the buyer from a number local to them. If nobody picks up, a text follows from that same number naming the property, and the reply threads onto the record.
Enquiries peak on Sunday evening, exactly when the floor is out at viewings. A vendor who wanted a valuation booked rings the next agency instead.
Business hours send the out-of-hours flow to a duty rota rather than a mailbox nobody clears, and a caller can take a callback instead of holding. The duty agent replies from the branch number, so the thread belongs to the office.
Floor time runs off a whiteboard. The agent who was out on a viewing quietly loses their turn, the top producer takes the good ones, and nobody can prove the rota.
Round robin with memory keeps the rotation where it left off across shifts, so being out at a viewing does not cost an agent their turn. Strict priority order protects a listing agent on their own board, and a team lead can whisper to an ISA mid-call.
Expired and FSBO prospecting is a morning of answerphones, and the past vendor who asked never to be called again told one agent, who has since left the office.
An opt-out recorded once sits on the office's own do-not-call list, so it outlives the agent who took it, and screening checks that list and the federal registry before a number is dialled. Prospecting numbers are voice work, not a texting list.
The vendor rings for feedback the same evening. The agent who did the viewing is already at the next one, and what the buyer actually said is in nobody's notes.
Call summaries and follow-up extraction lift the viewer's objections off the call, and the disposition the agent picks writes them to the record and starts the vendor update. Calendar sync puts the second viewing straight into the diary.
